Pros and cons of real estate farming

The second or third most popular way of generating business is real estate farming. (The first being sphere of influence.) There are many other ways to generate business from people you don’t know, and we coach and train them all. That said, we never coach our clients to do farming in lieu of working their sphere of influence (SOI). Never ever!

PROS OF FARMING: 1. Farming allows you to grow your SOI. You’ll be meeting lots of people who start to recognize your name, and they will be added to your SOI. Repeat customers and referrals may stem from successful farming! 2. Generate business right now from people you don’t know. If you get a listing appointment from farming, you more than likely have the listing. They don’t even know you, and they called you! CONS OF FARMING: 1. It’s extremely hard and requires lots of patience. If you think working your SOI database takes a lot of time and patience, you have no idea how hard farming will be. Farming takes years, oftentimes. 2. Farming is very expensive. If you don’t want to spend money on marketing, farming is not for you. It is the most expensive lead generation source there is.

Farming Strategies and Ideas

  • Snow Cone / Food Truck promo through farmed neighborhood. Marketing with flyers, mailers, Facebook retargeting, recorded call voicemail drop, etc.
  • Neighborhood Canned Food Drive. Marketing with flyers, mailers, Facebook retargeting, recorded call voicemail drop, etc.
  • Neighborhood Yard of the Month. Design a yard sign and choose the “Yard of the Month” within your farming neighborhood. The recipient of the award will get to display the sign in their yard all month long and receive a prize.
  • Get a listing in the neighborhood you are farming and use that as a reason to reach out. “Just Listed in Your Neighborhood” postcards, and invitations to the open house. “Hi, I’m John Smith with ABC Realty, and we just put your neighbor’s home on 123 Main Street up for sale. Did you notice that it was now on the market?” [Wait for a response and proceed with:]

“Great! On the John Smith Real Estate Team we do everything we can to get homes sold, and we know that the ultimate purchaser of a home is often a
friend, family member or acquaintance of someone that already lives in the same neighborhood. So do you know anyone looking to buy or sell a home in the near future?”

Just Sold Real Estate Farming Script

“Hi, I’m John Smith with ABC Realty, and I’m proud to say that we just sold your neighbor’s home over on 123 Main Street. But we have a new problem. We generated so much interest in marketing the home that we had several interested home buyers that also want to live in your neighborhood. So we are now reaching out to all of the neighbors to see if you know anyone else looking to sell their home in the near future?”

Farming is a game of touches

The intensity and frequency with which you contact your farm will increase your likelihood of your success. It is hard to farm because it requires a lot of effort, organization, and money. If you want to win and take over a farm, it is extremely competitive. If you aren’t up for competition, don’t be a farmer!
