Build a Review Strategy Around Your Transaction Milestones

One of the most practical things you can do right now is map out your transaction timeline and identify every natural moment to ask for a review. Think about it — each phase creates an emotional high point for your client. Those moments are gold.

Here are the milestone moments where a review request makes total sense:

When You Close the Deal The paperwork is signed, the stress is over — your client is on cloud nine. That’s the perfect time to send a review link. A simple text or email with a direct link takes 30 seconds to send and can land you a five-star review within the hour.

When You Get an Offer Accepted This is one of the most exciting moments in any transaction. Your buyer just “won.” Your seller just got what they wanted. Capitalize on that energy right then and there. Don’t wait until closing. Ask now.

When Your Buyer Gets Pre-Approved Pre-approval is a milestone that often gets overlooked, but it’s a real win — especially for first-time buyers who’ve been anxious about qualifying. They’re excited, they trust you, and they’re highly likely to leave a glowing review at this stage.

When Loan Documents Go Into Escrow You’re almost there. The client is relieved and appreciative. Another natural ask.

When You Hand Over the Keys The emotional peak of any transaction. If you haven’t asked yet, ask now. This one practically writes itself.


Make It Easy — Or It Won’t Happen

Here’s where a lot of agents lose reviews they’ve already earned: they make the process inconvenient.

If your client doesn’t have a Gmail account, don’t ask them for a Google Review. They’ll have to create an account, get confused, and abandon the process halfway through.

If they’ve never been on Zillow, sending them there is going to feel like homework.

And if you’re thinking about Yelp — be careful. Yelp’s algorithm actively filters reviews from users who don’t have established Yelp accounts. You could earn 20 reviews and have half of them hidden.

The rule here is simple: meet your client where they already are. Ask which platforms they use. If they’re on Facebook daily, send them to your Facebook page. If they use Google for everything, Google Reviews is your play.

One direct link. No extra steps. No friction.


Why Consistency Beats Volume Every Time

You might be thinking: “I’ll just ask all my past clients to leave reviews this week and build up my count.”

That strategy can actually backfire. Review platforms — and the AI systems that read them — are sophisticated enough to recognize artificial spikes. A sudden burst of 40 reviews in one week looks suspicious. It can trigger filters, flag your profile, or simply not carry the same algorithmic weight as reviews that trickle in naturally over time.

What AI tools are looking for is consistent, ongoing social proof. Reviews that come in regularly, across multiple platforms, with varied language and detail. That pattern signals a real professional with real clients having real experiences.

So build the habit. Not a campaign — a habit.


Your Action Plan Starts Today

  2. Create a review request template for each milestone — a text, an email, a quick DM. Keep it short and include a direct link.

Want to know one of the fastest ways to get recommended by AI tools like ChatGPT? It’s getting good reviews.

AI systems heavily rely on review platforms to determine who the trusted professionals are in your market. Think about the signals that Google Reviews, Zillow reviews, Realtor.com testimonials, and Facebook recommendations send. Yelp reviews are powerful too. All of these are tools that AI relies on to recommend an agent when somebody searches in any of the AI platforms.

The system looks for patterns of trust — high ratings, consistent reviews, and recent client feedback.

Most agents ask for reviews occasionally. The agents who dominate AI recommendations ask every single client, on a regular, recurring basis. Every time a client smiles, are you asking them for a review?

Create a simple plan: close the deal — send the review link. Get an offer accepted — send the review link. Get them pre-approved and they’re excited — send the review link. Get loan documents in escrow or deliver the keys — those moments create a simple opportunity to ask for a review.

Make it easy for people. If they don’t have a Gmail account, don’t ask them to leave a Google Review. If they’ve never been on Zillow, don’t ask them to leave a Zillow review — they’ll have to create an account. And don’t ask them to create a Yelp review unless they’re already an active Yelp user, because Yelp is going to filter it.

Make it easy. Make it convenient. Make it consistent.

Think about the real estate transaction in segments — each segment can merit a review on how you’re doing, and each one can provide you with five-star reviews. Those digital trust signals matter more than ever before.
