Learn the job description, compensation plan & organizational structure of the showing assistant position on real estate teams.  Just like how buyer’s agents provide leverage to rainmaking lead agents by enabling lead agents to service more clients while simultaneously enhancing customer service, the showing assistant position offers buyer’s agents a similar opportunity to handle more buyer clients to increase buyer’s agent commission income.  Additionally, a buyer’s agent that utilizes a showing assistant can develop into a leadership role on the real estate team by hiring, training and developing the showing assistant to virtually build a team within a team and manage the buyer’s side of the team’s business.  Buyer’s agents can also use multiple showing assistants simultaneously, which unlocks the potential for increased income and leadership growth.  Before examining our Showing Assistant Job Description below, watch to learn more about the compensation models and other factors associated with the showing assistant position in this video.

Showing Assistant Compensation

A showing assistant fits into a real estate team’s organizational model by enabling buyer’s agents to close more buyer-side transactions and increase commission income by utilizing one or more showing assistants to service more clients at once.  Typically, buyer’s agents on 50%/50% commission splits with teams share half of their split (25%) with one or more showing specialists. So a buyer’s agent that closes 50 transactions annually at 50% can then use a showing specialist to close an additional 30 transactions at 25%/25%.  So a buyer’s agent can still close 50 transactions at 50% and an additional 30 transactions at 25% now.  Of course the addition of more showing assistants would further increase this buyer’s agent’s income too.

The Showing Assistant: A Path for Growth

This is all made possible because a showing assistant’s primary job is to perform the most time consuming task associated with servicing buyer clients:  showing homes.  Since a buyer’s agent still performs tasks like conducting buyer consultations, writing offers and negotiating contracts, the showing assistant is able (if not required) to shadow the buyer’s agent during these activities for a great mentoring experience and to gradually develop into a buyer’s agent role over time.
