Real estate video texting is next level lead gen

Video texting is one of my favorite business generation methods. It is a super powerful tool and it works in any market. It is geared towards building up your sphere of influence (SOI).

We know that 80% of closed business is done from a real estate agent’s SOI. That’s a National Association of Realtors stat. This is how it has been in the past several decades. It has even gone up in the past several years.

That means that usually less than 20% of your business is done with people who you don’t know

    • Online leads

    • Facebook

    • FSBOs

    • Expireds

What does this mean to you? This means that it will serve you well to focus on the segment where you get the most business: your SOI.

What is real estate video texting?

First, let’s talk about the concept of a “video text.” 

Real estate video texting is really, very simple. You send a video text, a brief one, to someone who is already in your SOI. 

Requirements for real estate video texting:

    • Quick

    • Informal and casual

    • 30-60 seconds long (it’s actually hard to make it that short)

    • Personal

    • Intentional

    • Mention their name several times

    • Mention family members, pets, etc. by name

    • Do not talk about business or ask for business

Pros of video texting

There are several big reasons why video texting is something every real estate agent should be doing, especially during the holiday season.

    1. Builds rapport with your sphere

    1. It’s so quick and easy

    1. It is less invasive and demanding than a phone call

    1. Texts have a very high open rate

1. Real estate video texting builds rapport

These video texts build your relationship with the recipient. Showing your face and sending a personal message builds rapport on a very high level. It is vastly more impactful than a simple text.

Videos that aren’t personal are great to send out, too, but they do not have the same impact as a personal video message. 

I am not saying that you shouldn’t do phone calls. Phone calls are still very powerful and still remain as your highest impact touch.

2. Real estate video texting is quick and easy

This touch is so easy. Arguably, much easier than picking up the phone to call someone. 

We put a limit on how long the video should be – just 30-60 seconds. This helps keep you focused on making a high impact and not rambling. 

Short videos can be done one right after the other and sent immediately. With practice, you can effortlessly crank these out and optimize your time.

3. Real estate video texting less invasive and demanding than a phone call

Sending a video is low-key. Some people won’t answer a phone call. I’m one of those people who hates getting a random phone call. 

A video message allows the recipient to watch at their leisure and feel no pressure to have a conversation if they are busy. And, if they feel like talking, they can call you back. 

It shows you are not only thinking of them, but that you also respect their time. You aren’t going to demand their full attention when you know they are busy. (This is especially true for D and I behaviors.)

4. Texts have a very high open rate

National stat: 97-99% of text messages are opened. If you send me a video text, I’m going to watch it. 

This is true for most people. 

Remember: you are not asking for business in these video text messages. You are spreading joy. You are reaching out to check in and strengthen your connections. These are personal touches – don’t try to convert, here. You are nurturing and staying first of mind.

When to send a video text

Of course, you can send a video text anytime, but here are a few easy excuses.

    • Birthdays (you can keep this info in your CRM)

    • Holidays

    • Anniversaries

Script for a birthday video text

Hey, John! This is Brian Icenhower, just reaching out, saying hey! Just thinking about you. Saw it was your birthday, and I wanted to reach out and say, Happy Birthday, man! It’s been too long. But, I hope you have a wonderful day, you totally deserve it. Say hi to Sarah and the kids. Hopefully I see you in person soon. Take care bud!

That is a very powerful, memorable touch.

Topics for your video texts

If you are trying to figure out what you can talk about as you go about your real estate video texting, here are some ways to brainstorm engaging ideas.

Get on social media and see what your SOI member is up to:

    • Are their kids in soccer this season?

    • Did they just have a baby?

    • Are they always posting photos of their new puppy?

    • Did they just start a new job?

    • Have they traveled recently?

    • Are their kids going to college?

    • Did they go through some kind of loss recently?

Of course, when you’re calling around a holiday, birthday, or some other life event, you don’t need to come up with a topic to discuss because the event is the topic.

The risk of not making it personal enough

If you blast through these video texts and don’t take care to make them personal enough, you run the risk of making it look like a robo text. Find opportunities to make it feel super personal. Make it feel like they are the only one you sent a video message to today. 

Now, do it (and stick with it)

Here’s the problem. Now that you’ve read through this content on video texting, you are feeling gung-ho and will likely spring into action. But what happens 30 days down the road? You’ll lose your motivation. You might feel like it isn’t paying off. 

If you don’t have a coach in your corner to hold you accountable and keep you doing these activities, you will eventually stop doing them.

Your real estate video texting game plan

Here’s what you need to do. 10 video texts per day – that’s it. Work through your SOI list and chip away at it. When you’ve made your way through your list, start over and do it again.

As you are starting out with video texts, it may take you about an hour to knock out 10 quick videos. But, when you get really good at it and get more comfortable, it may only take you 30 minutes per day.
