In general, the business plan template that I like the most is the 1-3-5 template. This holds true whether you are a solo agent, a team leader, or a broker/manager. Yes – the way you fill it out is a little different, depending on your situation, but the principles remain consistent.

Here is the 1-3-5 format for the real estate broker business plan template:

  • 1 big goal at the top
  • 3 focus areas that will lead to accomplishing the 1 big goal
  • 5 objectives to be completed within each of the 3 focus areas that will lead to accomplishing the 1 big goal

The 1-3-5 is a tried and tested model

This is the same business plan we use here at Icenhower Coaching & Consulting. It is a format that is very adaptable and can be used for a variety of business models. But today, we are going to talk about how to apply it to a broker/manager of a real estate organization. This 1-3-5 format is perfect for a real estate broker business plan template.

Are your real estate broker business plan template 1-3-5 items in alignment?

The key is that every individual part of the 1-3-5 should be in alignment. It almost forms a triangle. You have 5 objectives for each of the 3 focus areas at the bottom. Then you move up and you see the three focus areas in the middle. And of course, the 1 big goal is at the very top.

In a nutshell: everything on your 1-3-5 needs to be directly correlated with growth.

Your real estate broker business plan template: NOT for putting out fires

If you have items listed as objectives that don’t directly correlate with the 1 big goal or the 3 focus areas on the way up – we have a big problem.

When this happens, it means you are picking things that are busy-work activities, and these are harmful to reaching your 1 big goal.

In your real estate broker business plan template, you don’t need to focus on things that don’t directly impact your 1 big goal. Trust me, we are all great firefighters. You can put out fires all day like nobody’s business. You don’t need to be reminded to put out these daily fires around the office. 

In a nutshell: everything on your 1-3-5 needs to be directly correlated with growth.

It needs to be about increasing your brokerage’s business and increasing your agents’ production. It also needs to be about systems that help achieve that growth. 

Your 1-3-5 items should not be about problem solving. No busy work. No putting out fires. These are items used as excuses to not do the difficult growth activities that should be on your 1-3-5. This is the status quo. You will do it anyway. You must make time for the growth activities, and these are the activities that belong on your 1-3-5.

What did you do in the last 3 weeks that increased your agents’ production?

Most broker managers feel stuck being the “deal doctor” and don’t dedicate the time to help their agents in a way that will actually allow them to grow and increase their production.

How much time did you spend recruiting new agents to increase your personnel (which in turn brings you more business)?

Most, when asked this question, have all kinds of excuses. They start to tell me about all the fires they’re putting out.

This is why your real estate broker business plan template must focus on growth. If you don’t do it here, it just isn’t going to happen.

Don’t put a bunch of stuff on your 1-3-5 that you are going to get to anyway. It must be things that are hard to make yourself do. That’s the key to a successful business plan.
