Use these real estate email templates for geographic farming to help realtors evidence their success while also adding value to email recipients.

Today we are going to give you some real estate email templates to use with your geographic farms. Real estate is a game of databases, not just relationships. You can tell a worth of a real estate agent by the size and quality of their databases. We’ve talked about all the different ways to market to people we do know through our sphere of influence (SOI). Now I’d like to talk about marketing to people we don’t know.

What is geographic farming

So, your sphere of influence (SOI) includes all the people you know and who know you by name. Today, we’re talking about going outside of that and marketing to a group of people that you don’t yet know. We call that farming. The most popular type of farming out there is geographic farming. You farm people within a certain geography or neighborhood or community. This is very popular right now in this low-inventory market.

One of the first things you will do is set up a database for this geographic farm. You need the names, phone numbers, addresses, and email addresses. Yes, this does cost money. Once you have this database of this target neighborhood or community, you can start doing lots of fun things. A lot of the teams that we coach here at ICC get business from several pillars. Their sphere of influence (SOI) is usually the major pillar. And, getting business from their farms is also a major pillar — usually second to SOI. Circle prospecting is another popular pillar of business, and it ties in nicely with farming. Instead of diving into all of these different pillars, we’ll keep focused on geographic farming. Now I’d like to talk to you about some real estate email templates to use with your geographic farms.

You can customize these email templates in your CRM. These are very popular in this low-inventory market. We’ve been using these real estate email templates with our clients, especially in May, June, and July — the big listing months. Right now we want to do a lot of email and mailer marketing. The goal is to market over and over to your farm, but without annoying them! We don’t know these people like we know our sphere of influence (SOI) members, so we don’t want to be received as spam. This is why we use messaging to show that we are providing great customer service to our buyer clients. The message is this: “I’m working hard for my current clients and marketing my expertise at the same time. And, if you list with me, I already have buyers lined up to make it easy.”

Letter and email template examples

We Need Listings Letter & Email Template – This is after a “Just Sold” and it can be in reference to anyone in your office who just sold a listing. You just change the “I” to “we” in that case. “We” have buyers, so “we” need listings! For an example of what this letter looks like, be sure to watch the video embedded in this blog.

Listings Needed Letter & Email Template – Here’s the hit list. Go to all the buyers you have in your pipeline and make a “needs list.” Get specific in your request. Buyer Needs a Home Letter & Email Template – This isn’t a love letter. This is just a letter that describes buyers that you are working with and what they are looking for. Once you get the email list for your geographic farm, you want to set up all of these contacts on listing e-alerts. That way, anytime a listing comes on the market in their neighborhood or community, they get an email alert. People love to be the first to know when one of their neighbor’s homes goes up for sale. This makes you look good as an agent because they will likely believe that it is always your listing since you’re the one sending them the e-alert. You are providing a free service to all the residents of this neighborhood or community. They are seeing your name over and over, and they are getting value from you, too. Market more by hiring an Admin

It’s just the plain and simple facts. You will be able to do more with administrative support. It’s great to have real estate email templates and letter templates to use, sure. But they are useless if you don’t have the time to apply them! By hiring an admin, you will free up time for yourself to lead generate and service your current business.
