3 Powerful Tools for Circle Prospecting
Circle prospecting is a lot like real estate farming. Circle prospecting involves prospecting around a listing, usually for a limited period of time (while you have the listing). Farming, however, is circle prospecting in the same area for a longer period of time, not necessarily related to an active listing. A lot of people will circle prospect until they find success, and where they find success they will stick around and begin to farm that neighborhood. People often ask how to start a farm, and this is how! You circle prospect.
Now, let’s talk about three ways that you can use circle prospecting to get listings in this current low-inventory market. The three tools we’re sharing today are the We Need Listings Script, the We Need Listings Letter, and the Real Estate Circle Prospecting Listings Needed Email Template.
1. We Need Listings Script
“Hi __________ , this is [Agent Name] with [Real Estate Company]. I’m reaching out to you today because we’re encountering a unique problem and I could use your help. Would you mind if I quickly explained?” This is how the phone call script starts off. You pause a moment for a response, and then continue.
“I’m not sure if you have noticed, but the real estate market has gotten extremely hot, and homes are selling faster than we can put them up for sale. Houses are even selling with multiple offers above asking price!” Sound familiar?
The phone call script continues by talking about how high buyer demand is right now. Then, the script calls the Realtor to ask, “Do you happen to know of anyone thinking about selling their home within the next year?”
2. We Need Listings Letter
Because real estate is a game of touches, we need to find a variety of ways to reach out to prospects (or your sphere of influence.) You can’t simply call everyone and call it good! This We Need Listings Letter provides an easy template to mail as you circle prospect. Or, even mail to your sphere! The following is the meat of this letter:
Since listing and going under contract so quickly on your neighbors at [ADDRESS], I have had about a dozen phone calls from people who want to live in your neighborhood! So, I decided to go out on a limb and write to you and see if you have considered selling your home in 2021? The market is so incredibly hot that things are going under contract quickly, with multiple offers and selling over list price, like your neighbors at [ADDRESS] did!
This letter is especially valuable if sent after a phone call. Now, they are seeing/hearing your name twice. They can clearly see how hard you are working. This is how you can weave customer service and lead generation together! Come from contribution and you “reaching out” will be less annoying because you are providing a service to your leads. Market as aggressively as you want without offending anyone.
3. Real Estate Circle Prospecting Listings Needed Email Template
This is the real estate circle prospecting email template that will be key to getting more listings in today’s low inventory market. This email can be sent out to everyone in you sphere of influence.
